CIT represented the seller and the buyer.  The property was comprised of 5 older industrial buildings in the Goodyear Tract of South Los Angeles.  Title issues, environmental challenges and uncooperative tenants added complexity to the deal.  The problems were worked through, and the transaction was successfully completed.  The buyer intends to convert the property to a creative campus/flex space, one of the first in this depressed area.

CIT represented the seller and the buyer.  The seller was cashing out and the buyer was an owner/user.  The property was a small port-adjacent industrial yard.  The sale set a record for price/sf at the time.

CIT represented the buyer in a 1031 exchange transaction.  The seller was represented by a co-worker at Marcus & Millichap.  The property was a three-tenant industrial building on a large lot that was adjacent to the Prescott airport.  All tenants had NNN leases and were paying less than market rents.  The property met the buyer’s objective of exchanging into an industrial asset in a desirable location that would require minimal time spent on management.

CIT represented the seller and the buyer.  The property was a rundown building on signalized corner location of Pacific Coast Hwy.  Multiple offers were generated encompassing a diverse set of intended uses and escrow time frames.  The seller selected a cash offer with a short escrow from an experienced developer.

CIT represented the seller.  An outside broker represented the buyer.  The property was a tenant-occupied warehouse.  The seller was looking to simplify her life and had value in a smooth, dependable transaction.  Multiple offers were generated.  The seller selected an offer that had no contingencies, did not require environmental testing during the escrow period and had a non-refundable deposit of 10% of the purchase price upon opening of escrow, offering a highly dependable closing.

CIT represented the buyer in a 1031 exchange transaction.  An outside broker represented the seller.  The property was occupied by two high-credit tenants and met the buyer’s objective of acquiring a low-management industrial property in an income-tax-free state.  Favorable financing was arranged resulting in a minimal down payment and an attractive total return.

CIT represented the seller.  An outside broker represented the buyer.  The seller occupied the property and wanted to continue to do so.  They felt that the equity that they had in the property could be better used in their business operations and hired the Caldwell Industrial Team to market the property as a sale/leaseback.  The property sold to a local investor at one of the highest prices/sf for an investment sale at the time.  A 15-year lease, with two 5-year options, was put into place for the seller at the close of escrow.
